    • DO respect the place. We have the right to check the equipment after your session and we do inspect
the place together with you before you rental begins.
    • DO clean up the place especially after you ANY perform any type of toilet-play, For all the other toys and equipment
cleaning is up to us.
    • DO expect to pay if you break any of the toys, furniture or equipment
    • DO NOT under ANY circumstance while dressed in fetish, nude, or actively in a scene...DO NOT OPEN the blackout curtains, this a private space no one on the street needs to see the BDSM equipment or your body...want sunlight? put some clothes on and go outside We will proudly assist the authorities in processing your personal indecent exposure charges
    • DO NOT sit on any furniture that is not first properly covered, it is YOUR responsibility to ensure your lubricants, latex shine, bodily fluids etc do not expose themselves to any surface they may permanently stain (i.e. living room couch, bed linens, drapes etc. etc.)
    • DO NOT come with more than 4 people without prior approval from our staff. Max allowance in the home is 8 persons (if approved)
    • DO NOT smoke in the home. Our place is entirely non-smoking except for the backyard only.
    • MUST be 21 or older with valid ID (address can be redacted).
    • NO ALCOHOL
    • NO DRUGS at all.


    *OUTDOOR play is PROHIBITED, there are families with children here, do whatever you want when inside home,
    THIS IS A ZERO TOLERANCE POLICY
    *A 50% deposit is required to book and will be applied to your final bill.
    cancellations less than 48 hour from arrival will not be refunded. Damage to facilities or it's contents will result in forfeiture of deposit at check out with potentially higher costs to replace/repair any furniture or equipment

    • Fill out the form (ID required before booking is confirmed)
    • Click the "SUBMIT BOOKING REQUEST" link at the bottom of the page 
    • Sign the liability waiver that will be emailed to you from us after we confirm your time and receive deposit
    • ID's (redacted address acceptable, must be presented at least 24 hours ahead of arrival

    • We are located in North Tampa, not far from Lake Magdalene, in a nice safe quiet neighborhood.
    • The address will be provided to you at time of booking and when initial deposit is collected

    • Yes, the required deposit is 50% to be placed on the schedule as a  confirmed booking
    • The remaining 50% is due day of arrival, you will not be granted the access key code to the home until payment is received 
    • Cancel within 48 hours of your arrival you will forfeit your entire deposit

    • No, however liability waivers for each guest and their full names with photo ID (address can be redacted) must be provided via email 24 hours prior to arrival.

    • We do not monitor or surveil your stay the only cameras on property are exterior security cameras, inside the home  is your privacy.

    • NO , NEVER! There are families in this neighborhood and sex furniture and/or your naked or kinked dressed body (while maybe beautiful)  is not to be involuntarily exposed to them
    • want sunlight ? Go sit by the pool outside, we have complimentary chairs and towels 

    • You are welcome to utilize the space as well to facilitate your individual client services
